Flat Creek Estate winery is back on the market, and if you’ve got a cool $6.95 million, it could all be yours. Earlier in 2017, details of the listing for the sprawling Flat Creek Estate, noted as an award-winning winery, which also happens to be located in the beautiful Texas Hill Country were reported locally. In March, there was a sale pending on the property, however, the real estate agents handling the property have now indicated that it’s back on the market.

Kuper Sotheby’s International Realty representative, Barbara Van Dyke, told the news on December 19 that a lengthy process had occurred with two different possible purchasers, however, the Marble Falls property is now listed back on the market. And, a price reduction of $3 million, sweetens the deal even more. “We have adjusted the price for Flat Creek and it is now $6.95 million plus the cost of inventory,” Van Dyke said. “Since inventory fluctuates, it will depend on when a buyer would close as to how much inventory there is.”

Van Dyke envisions the winery as a project for an individual or family looking to embark on an adventure of sorts. “I think Flat Creek is ideal for someone who dreams of owning a winery, but I also think the opportunity is ripe for someone who wants to operate an event venue, or potentially add lodging, such as a boutique hotel. There is plenty of room for expansion on this property.” She also noted that the former owners were wanting to retire and turn over the reins to younger hands.

In addition to the wine-production facility, the property entails 20 acres of vineyards, a tasting room, a covered pavilion, a restaurant and events building, an office building, a workout space, and a guest house. Located approximately 50 miles northwest of Austin, on the northern side of Lake Travis, Flat Creek Estate produces over 10,000 cases of wine annually. “It’s not easy, as there is always a lot of restoration and replanting that goes into it but people want to develop something themselves,” Van Dyke previously told the news. So, if you’re not afraid of a little work, and you’re in the market for a winery, this might just be the property you’ve been waiting for.
